What we do

MarketTimeline is a US residential real-estate research portal. We aggregate county recorder of deeds filings, tax-assessor rolls, and listing-event timestamps into a single normalized dataset spanning all 50 states, the District of Columbia, ~3,500 counties, ~43,000 cities, ~220,000 neighborhoods, and ~6.2M individual properties.

From that dataset we publish:

  • Median sale prices and sales volume at every geographic level
  • Year-over-year and rolling-window appreciation rates
  • Property-level transaction timelines (every recorded sale, listing event, and tax change)
  • Flip detection and distressed-sale tracking
  • Tax-appeal candidate identification
  • Block-level comparable sales
  • Trend forecasts based on linear regression of recent quarters

We are explicitly not a brokerage, not an MLS, not a listing marketplace. We don't show "homes for sale," we don't generate buyer leads, and we don't publish a proprietary AVM (no Zestimate equivalent).

Why this exists

Most consumer real-estate sites are built around the transactional moment — finding a home to buy. That's a fine product, and Zillow, Redfin, and Realtor.com all do it well. But it leaves a different audience under-served: the people who treat real estate as data.

Investors comparing flip rates across cities. Airbnb operators modeling cap rates from recorded sales. Out-of-state buyers who want every transaction on a street, not a Zestimate. Sellers checking what actually sold last quarter. Agents building CMAs. Journalists looking for citable, non-AVM, public-record-anchored statistics.

For all of those audiences, the right product is the historical and analytical view of housing — not the listing carousel. That's what MarketTimeline is.

How we're different from Zillow, Redfin, and Realtor.com

Zillow is a transactional consumer site centered on active listings and a proprietary AVM (Zestimate). MarketTimeline does not show active listings and does not publish an AVM. We publish the underlying public-record transaction history that AVMs are derived from, in a form that is auditable and citable.

Redfin is a discount brokerage with strong design and an in-house AVM. MarketTimeline is a research portal — we are not a brokerage and we earn no transaction commission.

Realtor.com is the consumer-facing brand of NAR's listing aggregator. MarketTimeline is not a listing aggregator at all. We never persist proprietary listing fields (description, photos, MLS IDs, broker branding). Our product is the underlying recorded events.

One way to summarize: Zillow tells you what a house might be worth tomorrow. MarketTimeline tells you what every house actually sold for, and what that pattern means.

Our principles
  1. Public-record only. We don't scrape consumer real-estate portals. Deed and assessment records come directly from public records or licensed aggregators.
  2. No copyrighted listing content. Our import pipeline uses an explicit allowlist, not a blocklist. Listing descriptions, photos, and MLS identifiers are never persisted.
  3. Transparent methodology. Every metric on the site is defined on the methodology page. Every number is reproducible from the published rules.
  4. Honest caveats. Non-disclosure states, sparse rural coverage, slow-cycle assessor counties — we surface the limitations, not just the strengths.
  5. Auditable forecasts. Forecasts are simple linear regression on the last 12 quarters with explicit uncertainty bands. They are not "AI predictions" and not target prices.
  6. Citation-friendly. Aggregate statistics are released under CC0 1.0. Use them in articles, papers, and decks without legal restriction. Attribution appreciated.
The team

MarketTimeline is built by a small team of engineers, data scientists, and former real-estate practitioners. Detailed bios will be published as the team page expands; in the interim, editorial inquiries should be directed via the press & contact path below.

The product is built by the same group that previously built public-record analytics products in adjacent markets, with a design philosophy closer to Bloomberg Terminal and Trading Economics than to a real-estate brokerage.
