All data is sourced from publicly recorded county deeds, tax assessor records, and registered transactions filed with US county recorders. We aggregate, normalize, and link these public filings to the property they describe — never copyrighted listings or proprietary MLS feeds.
Is this free to use?
Yes. Every state, county, city, neighborhood, ZIP, and property page is freely accessible without registration. We believe public-record property data should be public-facing.
How are forecasts calculated?
We use linear regression on the last 12 quarters of weighted-median sale prices, projecting the next four quarters with ±1 standard-error confidence bands. The full methodology, including sanity floors and weighting rules, is documented at /methodology.
