By accessing or using MarketTimeline.com (the "Site"), you agree to these Terms of Service ("Terms"). If you do not agree to these Terms, do not use the Site.

The Site is provided for personal, journalistic, academic, and commercial research use. You may:

• Browse all public pages without restriction.
• Quote aggregate statistics in articles, papers, decks, and similar work; attribution to MarketTimeline.com is appreciated.
• Link to any page on the Site.
• Use the public read APIs at /api/* within published rate limits.

You may not:

• Scrape the Site at a rate or scale that degrades service for other users; respect the published rate limits.
• Attempt to bypass technical access controls, including authentication, rate limiting, or paid-tier gating (when introduced).
• Use the Site to harass, defame, or harm any individual property owner, agent, or other person.
• Misrepresent statistics or property data in a way that could mislead third parties (e.g., publishing a fabricated MarketTimeline citation).
• Use the Site to violate any applicable law, including fair-housing laws.

Underlying transaction records displayed on the Site are drawn from US public records, governed by the open-records statutes of each state.

Aggregate statistics derived and published by MarketTimeline (median prices, appreciation rates, flip and distressed-sale counts, year-over-year comparisons) are released under the Creative Commons CC0 1.0 Universal Public Domain Dedication. Attribution is appreciated but is not legally required.

We do not redistribute MLS-licensed listing content (descriptions, photos, identifiers). The Site does not contain such content.

Information on the Site is provided for informational and research purposes only. Nothing on the Site constitutes legal, financial, tax, or investment advice. Forecasts are trend extrapolations and not target prices. Consult a qualified professional before making decisions based on Site content.

THE SITE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTY OF ANY KIND, EITHER EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT. TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, MARKETTIMELINE SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF THE SITE, INCLUDING ANY INVESTMENT, PURCHASE, SALE, OR TAX-APPEAL DECISION MADE IN RELIANCE ON SITE CONTENT.

The Site's design, code, branding ("MarketTimeline" and the MT mark), copy, and editorial content (excluding the CC0 aggregate statistics described above) are the property of MarketTimeline. You may not copy or reuse those elements without written permission.

We may suspend or terminate access to the Site (including API access) for any user found to be in violation of these Terms.

These Terms are governed by the laws of the State of Delaware, United States, without regard to conflict-of-laws principles. Disputes shall be resolved in the state or federal courts located in Delaware.

We may update these Terms as the platform evolves. The "Last updated" date at the top of this page reflects the most recent revision. Continued use after a change constitutes acceptance.
